Airbnb’s New Cleaning and House Rules: What Changes on 20 November 2026?

Airbnb policy update checked on 29 October 2026.

Airbnb’s new house rules and checkout policy applies to reservations booked on or after 20 November 2026. If you own a holiday let in Sussex, now is a good time to review what guests are asked to do before departure, where those instructions appear and how your cleaning team prepares for each changeover.

For owners, another platform update can feel like another thing to keep track of. At Huluki Sussex Stays, our role is to help turn those changes into clear, practical arrangements, so you can feel confident about your home while guests enjoy a smooth stay.

What are Airbnb’s new cleaning and checkout rules?

Airbnb is drawing a clearer line between reasonable requests and work normally done by a cleaner. Its announcement, published on 20 October 2026, gives these examples:

Dishes: guests should not generally be asked to wash and put away dishes; asking them to leave used dishes in the sink is acceptable.

Beds and laundry: guests should not generally be asked to strip beds or start a wash; asking them to gather used towels is acceptable.

Rubbish: guests should not generally be asked to take rubbish off-site; asking them to separate rubbish and recycling into designated indoor bins is acceptable.

Airbnb considers the property, stay and local circumstances when deciding whether requests are reasonable, and exceptions may apply. These examples are a useful starting point for reviewing your own checkout arrangements.

When do the new Airbnb rules take effect?

The key date is when the reservation is booked. Airbnb’s Reasonable house rules and requests policy applies to reservations booked on or after 20 November 2026. It should not be described simply as applying to every stay starting from that date.

Can owners still set house rules?

Yes. Airbnb’s standard options cover maximum overnight guests, quiet hours, events, pets, smoking, commercial photography and filming, and locking up at checkout. Guests must follow house rules; Airbnb describes other reasonable requests as things guests are encouraged to comply with.

Rules and requests need to be disclosed in the designated listing section before booking and agree with the rest of the listing. Hosts should not introduce new requirements afterwards through messages, signs or conversations. Friendly reminders of already disclosed rules are different from adding a new condition.

Airbnb’s policy also generally prohibits host-imposed fines or penalties. Persistent policy breaches can result in warnings, listing notices or reduced search visibility. Owners should review the full policy rather than assuming an old house manual still meets the requirements.

What about rental agreements and guest information?

A related Airbnb policy on contracts and other requirements also changes for reservations booked on or after 20 November 2026. Separate rental agreements are generally restricted to specified circumstances, including legal or community association requirements, certain optional amenities, stays of at least 28 nights and Luxe listings.

The policy also restricts collecting personal information and requiring registration on another website or app, subject to limited exceptions. Any applicable exception needs checking against the policy and its disclosure requirements. These are Airbnb platform policies, rather than a new piece of UK legislation.

What should Sussex holiday-let owners review?

Start with the guest’s journey. Read the listing, booking messages, guidebook and checkout instructions together. A clear listing can still be undermined by an outdated automated message.

Talk through the changeover. Discuss the cleaning tasks, time allowed and practical arrangements with your cleaning team. Larger homes deserve particular attention: several bedrooms and a well-used kitchen can make a tight turnaround more demanding.

Review costs using evidence. If your cleaning arrangements relied on guests completing tasks, establish what needs changing before deciding whether any charge needs adjusting. An automatic price increase is not a substitute for understanding the work involved.

Keep property care easy to understand. For a period home, thoughtful instructions about its particular features can help guests feel at home. Keep that guidance concise, consistent with the listing and aligned with the platform’s requirements.

How Huluki helps owners navigate platform changes

Owners trust Huluki with more than a booking calendar. They trust us to understand their home, communicate thoughtfully and help keep the practical details joined up as holiday letting evolves.

Based in Hurstpierpoint and established in 2016, we offer personal support for characterful period properties and exceptional Sussex homes. Our approach brings marketing, bookings and guest communication together, with cleaning, laundry and maintenance coordination available through our full management service.

When platforms change their requirements, our role is to interpret what matters for the property, review the relevant guest-facing information and coordinate any necessary operational adjustments within the owner’s agreed service. We keep owners informed where a decision, cost or change needs their involvement.

The aim is a seamless experience: owners understand what is happening, guests receive clear expectations and the people preparing the property know what is required. It is that ongoing attention, alongside day-to-day hospitality, that makes personal management valuable.
